ABM has partnered with one of the world’s leading medium-sized and heavy duty truck manufacturers to standardize facility services, consolidate vendors at their sites throughout the U.S., and implement predictive and preventative maintenance programs.

Challenge

The client’s operations involve many different types of facilities at multiple locations including manufacturing plants, a data center, 24-hour call centers, research and development laboratories, a design studio, warehouses, a general truck shop, a dynamometer (engine testing) building, a test track, and offices including a full kitchen/cafeteria and large training/conference rooms. They did not have a long-term maintenance program in place for keeping up the infrastructure of these various facilities. They also wanted to streamline services across their locations to save costs.

Solution

ABM developed a plan that includes the following activities:

  • Implementing a predictive maintenance program using vibration analysis and temperature scanning to verify equipment condition during operation
  • Setting up a preventative maintenance schedule for planned outages
  • Employing process mapping to identify inefficiencies and streamline processes
  • Providing project input and management for roofing, RTU replacements, campus building management system, new fire alarm system, major renovations, and a new central chiller plant
  • Providing all facility related compliance for the ISO 14001 Environmental Certification
  • Implementing safety initiatives including daily safety talks and monthly on-line interactive safety training and participating on the client’s safety committee
